Master planned communities in Costa Rica are important because they offer security, design standards, infrastructure, reputation, and a cohesive living environment with amenities.  Below is a high-level list of the master plans of Costa Rica – some of the most advanced in Latin America. 

Peninsula Papagayo – The most successful masterplan in Costa Rica, Papagayo is built on a peninsula of 1,400 acres and contains the following resorts and projects: Four Seasons Private Residences, Prieta Estates, Las Terrazas, AndazBahias by Antoine Pedrock, Ritz Carlton (2022). LOGAN offers appraisals in the Papagayo master plan and in Guanacaste, including condo appraisals, custom home appraisals, home lot appraisals, and development lot appraisals (condos, hotel).  

Pacifico – is a 175 –acre eco-master plan located at Playas del Coco, Guanacaste.  There currently are 250+ condos and 150+ homes constructed.  There is a neighborhood shopping center at the entrance of the plan.  The property is not beachfront – but located on the hills that overlook the beach.  It is 20-minutes form the Liberia airport.  There are 5 land parcels which are being offered for future development.  

Las Catalinas – A beachfront master plan founded in 2009, this master plan has a unique design of a ‘town’ concept.  There are townhomes and single-family homes, that are developed to emphasize shared space such as plazas parks and walkways.  It is planned to be a ‘true town’ – environmentally friendly which has an economy based on resort, second home, and tourism activity.  The project is close to completing the first major phase named the ‘Beach Town’ and the next phase to be developed is named The Prado.  

Costa Dorada – A masterplan located in the hills overlooking Playa Marbella.  The property is a multiphase master plan that has begun development of its first phase named Las Colinas.  This subdivision includes single family lots with ocean views.  

Costa Elena – a project in planning located in El Jobo, La Cruz, Juanacaste.  According to the master plan on the website, there are 4 areas or neighborhoods.  Punta Clara, Las Mareas (Jobo Beach, Dreams Las Mareas Resort, Hilltop Founder Homesites, Costa Elena Wellness Resort), Bahia Soley, and La Cruz Overlook. 

Reserva Conchal – A partially built out master plan of 2,300 acres for resorts located in the Pacific Coast of Costa Rica at Playa Conchal in Cabo Velas. It is a world-class resort with two world-renowned hotels, W and Westin, around 10 residential communities, a nature reserve, a beach club, restaurants, and 18-hole golf course. In addition, Reserva Conchal has been recognized for its commitment to the protection of natural resources and the implementation of actions to face climate change.  This master plan still has development parcels to be developed along the oceanfront. 

Costa Pinilla – Also known as Hacienda Pinilla, this is a 4500-acre master plan located in Santa Cruz, Guanacaste boasting three of Costa Rica’s best beaches. It is an exclusive resort community with luxury accommodations and world-class amenities, as well as Real State and other ownership opportunities. Furthermore, there is JW Marriott Guanacaste Hotel, a gourmet market, an 18-hole golf course, a beach club, restaurants, among others.
